Project Management by Top Mallorca Constructions means managing your build in Mallorca on your behalf, from the first decisions to handover.

The service is led by Stefan Mustatea, the company’s director and a specialist in project management: we coordinate everyone involved, control every line item and keep you informed so you can decide in good time, whether you live on the island or elsewhere.

What we oversee for you

Cost, schedule, quality and decisions under control

On a build, these four aspects are closely linked. A Project Manager oversees all four at once, so your project moves forward in good order and you stay in control at all times.

01 · Budget vs actual

Cost

An itemised budget, a comparison of quotes and tracking of actual spend against forecast. Every extra is approved by you in advance.

02 · Milestones and deliveries

Schedule

A build programme with milestones, orders for long-lead materials and coordination of every trade, so that no one is left waiting on anyone else.

03 · Stage-by-stage checks

Quality

Checking the work done against the design and the agreed specification, before the next trade covers it up.

04 · Costed options

Decisions

We set out the options with their price and their effect on the schedule, so your decisions are fully informed and made in writing.

Project Management and the site management team: who does what

The site management team (dirección facultativa) is made up of the architect and the building engineer (aparejador), whose duties are set by Spain’s Building Act (Ley de Ordenación de la Edificación, LOE). The Project Manager runs the project on the owner’s behalf and works alongside them.

Frequently asked questions

Frequently asked questions about Project Management in Mallorca

Can’t find your question here? Ask us

What is Project Management for a build in Mallorca?

Project Management for a build means managing the project on the owner’s behalf: planning, budgeting, coordinating the technical team, trades and suppliers, and controlling cost, time and quality through to handover. In Mallorca, it is mainly commissioned by owners who don’t live on the island or whose projects involve many parties, such as a villa with an architect, interior designer, landscape designer and pool.

What is the difference between a Project Manager and the site director?

The site director (director de obra) is the architect who directs the construction from a technical standpoint, together with the building engineer (aparejador), who directs the execution of the works (director de ejecución). Their duties are set by Spain’s Building Act (Ley de Ordenación de la Edificación, LOE), and they sign the final completion certificate. A Project Manager doesn’t replace them but works with them on the owner’s behalf, handling the budget, the schedule, the coordination of all parties and the information needed to decide.

Is Project Management from a builder like Top Mallorca independent?

Top Mallorca’s Project Management is integrated with the construction itself: the same company that manages the project also answers for what is built, so you never have a manager and a builder blaming each other. To ensure that control does not rest on trust alone, the budget is itemised, quotes from trades and suppliers are compared with you, and no change goes ahead without your prior written approval.

How much does Project Management for a build in Mallorca cost?

Project Management for a build is priced according to the size of the project, its duration and the stages you want to delegate: managing everything from buying the plot to handover does not cost the same as managing the construction phase alone. Top Mallorca proposes the scope and the fee in writing after the initial meeting, so you know from the start what is included.

Can I manage a build in Mallorca while living abroad?

Yes – in fact, it is the most common reason for hiring Project Management in Mallorca. With Top Mallorca, you have a named contact on the island who visits the site, sends you progress updates with photographs, presents each decision with its cost and its effect on the schedule, and only goes ahead with the changes you approve in writing. Meetings can be held by video call, and site visits can be timed to coincide with your trips.

When is the best time to hire a Project Manager for a build?

The earlier, the better: ideally before the design is finalised, or even before buying the property, while the scope, budget and technical team can still be adjusted. Brought in mid-build, a Project Manager can still help regain control of costs and timescales, although by then the decisions that weigh most on the cost have already been made. Top Mallorca can be involved from the very first conversations about a property.
