Villa in Es Capdellà: a 1974 house turned into a new build
Between 2025 and 2026 we extended and fully refurbished a 1970s house at the foot of the Calvià mountains, turning it into a 350 m² villa that now counts as a new build. We strengthened the structure with steel sections, built stone walls, installed underfloor heating and constructed the pool; inside, we used oak in the kitchen and bedrooms and carved stone for the washbasins.

What kind of work does Top Mallorca Constructions do in Mallorca?
Top Mallorca Constructions builds new homes and villas, carries out full and partial refurbishments (kitchens, bathrooms, interiors and exteriors) and restores old houses. It also manages projects on the owner’s behalf through its Project Management service and maintains homes after handover. Its work focuses on high-end residential property, for owners and investors who live on the island or elsewhere.
Which areas of Mallorca does Top Mallorca Constructions work in?
Top Mallorca Constructions works all over Mallorca from its office in Palma, on Avenida de Joan Miró. Its recent projects are in Palma (Santa Catalina), Calvià (Es Capdellà) and Andratx (Port d'Andratx and Cala Llamp). Each build is planned around the local regulations, access for materials and the permitted working hours, which vary from one area to another.
How much does it cost to build or refurbish a home in Mallorca?
The price of a build in Mallorca is calculated individually, item by item: it depends on the floor area, the condition of the property, whether any structural work is involved, access to the plot and the specification. There is no official price per square metre on the island; as a guide, the average cost of new-build construction in Spain was €1,451/m² in the second quarter of 2026, and in the Balearic Islands costs are 30–35% above 2019 levels.
Can I have building work done in Mallorca if I don’t live on the island?
Yes. Some Top Mallorca Constructions clients live outside Mallorca and follow their build remotely. They have a named contact on the island, receive written progress updates with photographs and approve any change, with its cost, before it’s carried out. Once the build is complete, maintenance and key holding can be left in the hands of Top Mallorca Property Care.
How long does it take to get a building permit in Palma?
By law, the town council has three months from the date the application is complete to decide on a building permit (licencia de obra) for a new build; if it doesn’t respond, the permit is deemed refused. In practice, Palma has averaged 9 to 12 months, according to the City Council itself (February 2026), or 1 to 3 months through a private planning certification body (ECU). Minor interior works go through a prior notification (comunicación previa) and can start the next day or after 15 days.
What guarantees come with a home built in Spain?
Spain’s Building Act (Ley de Ordenación de la Edificación, LOE) sets three liability periods from the formal acceptance of the works: 10 years for structural damage, 3 years for defects affecting habitability and 1 year for finishing defects, which are the builder’s responsibility. For new-build homes, the client (promotor) must also take out 10-year structural insurance (seguro decenal). For refurbishments, the guarantees are set out in each contract according to the work and the materials.
Will Top Mallorca Constructions work with my architect?
Yes. Top Mallorca Constructions builds projects designed by independent architects and coordinates with the site management team (dirección facultativa) throughout the build. If you don’t have an architect yet, we’ll suggest professionals we have already worked with. The design, the permit and the supervision of the works are the responsibility of the qualified professionals; the construction company carries out the work, coordinates the trades and keeps costs and timescales under control.
